We recently assisted with an application for change of use of an empty light industrial building (with a mixed B1 and B8 use) to a gym (Use Class D2) that was set on the Creamery Business Park in Mochdre. Due to the site’s location there was a need to demonstrate that it had been suitably marketed and that were was no demand for it for a ‘traditional’ employment use as the Council’s policy seeks to control the release of land on so called ‘safeguarded employment sites’. 

Working with the Estate Agent for the property we were able to set out demonstrate to the Council that there was a good case for releasing the building for the proposed use.

During the application we also addressed issues around parking and control of the proposed use to ensure that it would not have a harmful impact upon other users of the site or neighbouring residents.

Now that consent has been granted our clients can push ahead with starting their new business and providing jobs and a great facility to the local area.
