Owen Devenport were initially instructed to apply for planning permission for the development of a greenfield site for 21 high quality holiday chalets at Llangoed on Anglesey. The site had, in part, a Lawful Use for 14 static caravans. A detailed application was submitted with considerable evidence on a variety of issues, such as economic benefit, highways, landscape and visual assessment, drainage, archaeology, ecology and so on.

The Local Planning Authority refused permission citing landscape, traffic safety and sustainability as reasons for refusal. The client opted for an appeal by means of an Informal Hearing. After a lengthy period the decision was made by the Inspector to dismiss the appeal -but- only on the grounds that one of the three fields designated for the holiday park would be deemed harmful. 

rsz log cabinConsequently Owen Devenport re-negotiated with the planning officers an amended layout and a concession that if the offending field were omitted, then there could no longer be any cause to withhold permission. The officers agreed and an amended application was submitted. After several weeks of deliberation and the imposition of a Unilateral Undertaking by the applicants, the development finally received approval in January 2013. The upshot will be that Anglesey will now benefit from added tourism through a high quality accommodation facility. It took some 3 years to finally arrive at a successful conclusion, which shows that tenacity and determination are helpful factors in achieving your ambitions through the planning process.
